NOTE: I will periodically be updating this as time allows and new data becomes available. I've used the most recent datasets wherever possible. But in some cases, I steered away from using estimates/projections, so the data may be a few years old (as is the case with population data, which is based on the 2020 census). Whenever there is an update to the tool, I will either update with a comment here, or an edit of the OP (for as long as possible).
Eventually, if it seems this may be as useful for others as it has proven to be for me in my own efforts to find a new place to call home, I may create torrents with offline copies that I will continue to update and release, expanding to include additional, newer, and/or larger data sets as technology makes managing all of it in a single tool practical for the average end user.

Yes. This is why I included links for censusdots and Zillow. You can generally get an idea looking at the houses available in the ZIP on Zillow what sort of state the area is in.
When I find houses I like, I will generally copy the lat+long into google maps to also take a look around the area in street view. And the metric I decided on for determining how "convenient" an area would be to live is to search for Walmart/Target/(other department store) locations in the area. If there's one within about 30min drive of the house, that's convenient enough for me while also keeping a safe distance.
And for the most part, I haven't come across too many devastated or desolate ≥90% white small towns. If you have a career where you'd need to work in a city, you may have to commute an hour or more by car. But IMO, that's a smaller cross to carry and less risky than living amidst filthy, violent vermin to have a shorter commute - especially if you have kids.

Perhaps you could add some metrics like largest distance to nigger nests, or largest nigger-free areas.
Like you say, if a White area is small or blacks are a stones throw away, then those are still not good areas. You'll still have them in town centres, have violence, theft and burglaries and schools filled with them.

The farther away you are from a major city, the better off you'll be, in terms of getting away from diversity. Many rural towns, though, have lots of beaners, due to industrial farming mass importing cheap workers over decades.
I think that may be logistically hard to determine without incorporating some complicated algorithms. However, you can often achieve similar results simply by looking at ZIP codes with a lower total population (typically farther from major metro centers).
Would you like to work together to insert that data in a sqlite3 database and wrap it in a webapp? That way we could get around the spreadsheet hard limit.

What if we pooled funds together, bought 100+ acres, and then just formed our own White nationalist community and town by only selling lots to to vetted White nationalists. This is the way real communities should be formed.

that's just the way I have it filtered for my own search preferences. if you change the filters, you'll get a lot more results in other regions. If you mouse over or select the header cells, you should see notes on filtering settings that I included to help with creating your own custom formula filters, etc.

for many people, the pacific northwest is too cost prohibitive - especially for those aiming to avoid the usury and buy property in cash. the cities there are also not immune to the importation of hordes of 🦍🦍🦍 due to their coastal location and easily accessible ports, so ✡︎✡︎✡︎ dump off boatloads of them at a time. and as time goes by and govt assistance plans are enacted, they'll be distributed throughout all of the nearby smaller cities and towns. therefore, places with no little to no local government or a lack of any resource distribution network will be the last to be impacted, particularly areas with inhospitable climate, e.g. northern midwestern and land-locked central states, small towns at high elevations, and other areas that require intelligent planning and hard work in order to survive the winter months.

the general idea is to think about all of this in terms of war strategy. after being overrun by a massive influx of a violent, invasive species, it's prudent to retreat to safe areas to collect/regroup, bolster defenses, increase numbers (breeding & recruiting), and plan/train for the best possible counter attack to eliminate the threat.
right now, our numbers are in a steep decline, and have been for *decades*. if we hope to survive, the first step is retreating from the violence and anxiety caused by living in territories occupied by the invasive species to safer areas where we are still the majority. only then and there can we afford to relax enough to properly socialize and conjugate, multiply our numbers, expand and improve our territories, and plan/train for the future inevitability of how and when we will reclaim our cities.

not trying to be a dick, but how do you manage to get an LMO and a *permanent* work visa in croatia or serbia (or any EU country for that matter)?
i lived & worked in sweden for 3.5 years. i even bought a house there. then i lost my job, and my visa ran out. i tried for several months, but couldn't get another job anywhere, and had to leave (turns out many swedes are pretty racist — even against americans). all in all, relocation to/from sweden cost me roughly $16,000. and honestly, it wasn't any better there.
basically, the evil globalist j00z have been pulling the same vile chicanery in every predominantly white city in *every country in the world* for several decades. so regardless of which country you live in, there is no real escape, aside from maybe living in isolation in really cold places most people find desolate, undesirable, or too difficult (i.e. off the grid, and so much hard work/planning ahead required that nogs can't survive the winter).
at this point, i'd almost rather try living alone in siberia. i can't even allow myself to entertain the hope that eligible women in croatia, serbia, or any other country will be based enough to be worth the time/effort of dating them. the percentage of them that *haven't* been subverted and ruined (in terms of wife potential) by all the ✡︎ propaganda is so small that the likelihood of meeting one that's also my type and interested in me as a husband is so ridiculously small and improbable that it's utterly laughable.
