Study the demographics of the town. Some towns are literally dying--average age of residents is over 65. The local schools are all closed--kids need to travel to a bigger town for schooling. Downtown is boarded up and no one is willing to sell their property for a reasonable price, below $100k.

Also, most rural towns are white. But, if you go check out the local schools--most kids are brown, usually hispanic or jeet. These towns have good potential for growth but it will be a brown town,

If you buy a small farmhouse on 5 acres. It was probably part of a larger farm in the past, but is now owned by a corporate farming giant. You could be exposing yourself to industrial scale of herbicide and pesticide spraying. Butterflies are extremely sensitive to chemicals. If you don't see any butterflies, then a lot of chemicals have been used or a lot of neighbors are using them.

Keep an eye out on dog ownership. Golden Retrievers are a plus. Pit Bulls are a big negative. Loose dogs are a big negative too. They will kill your chickens and livestock--their owners and the local police won't care.

Most decent white people will not have a pit bull. I agree, if pit bulls are around then you are in brown town.
