To save you all the time, it's a termination clause. Perhaps it was ingenious 3000 years ago but it's pretty standard these days and courts have realized the fairness in them such that even if you don't have a termination clause, most contracts have legal ways to end the contract still.

The thing about termination clauses is that they obviously weaken your contract and people understand this so they demand more to compensate them for your allowance of a termination.

There's nothing special here.
