I've been leaning heavily towards Oklahoma. Ok water rights and the property taxes are lower than Kansas and Texas. Texas has awesome water rights, but Kansas is like Colorado, good luck getting a well permit for any irritation

Irrigation? The irritation comes from asking the gov't permission to use your own land.

Not in Texas. They don't even keep track of wells. Oklahoma makes you register the well, but Kansas and Colorado make you put a meter on your well. Most wells in Kansas and Colorado are for in house use only.
