You don't have to, that's why property managers exist. You pay them a % of the profits (not total rent) to handle those issues. The tenant calls them with any issues, who you've already told what to do in certain situations. But for only two or three units it's not necessary. Have your tenants email you with any issue and make an arrangement with a local handyman that will give you a good rate for "exclusivity" of all the work in your units. Tenants can pay rent via Zelle at no charge to either of you. It's not as complicated as people think.
