Orania did a model where they bought land as a corporation, and they can parcel out shares of land. So if you want to move there you buy shares and that’s your land, and whatever improvements you make you sell your shares for whatever you want to ask and whatever someone else wants to pay.
The Return To The Land org is what they made in America, it’s an LLC. There are 2 layers. RTTL is the private membership association used to facilitate forming these White Intentional Communities. Under that, individual communities have their own corporations that own the land. In “tenancy in common” model, the other way to hold land in common, any member can sue at any time to force a partition. Then, you’re subject to the same Fair Act Act, anti-discrimination law that the rest of the general economy is subject to, so the community can lose to bad actors or people they just don’t want there because the individual’s rights basically trump the community’s rights.
But if a corporation owns the land and members own shares in that corporation, the corporation can force a buyout of a shareholder. So the individual can’t force the community to partition up the land.
