Most are too small, but have you considered a 1,200 sq/ft option?
That's the average size of an American two-bedroom apartment. That's more than enough as a single-level home, but you can add a second storey for the bedrooms *and* make the roof accessible as a "patio" space (constructed properly to withstand the weight, of course.) A "tiny home" can really be whatever size *you* need it to be. Double-wide homes, for example, can range from 900–2,400 sq/ft and have 3–5 bedrooms. They're still "manufactured homes" to qualify for USDA home loans and other federal/ state incentives.
I still think it's the best way moving forward. I'd rather have an "isolated apartment" that sits on my own land than an overpriced, run-down "proper" house that's taxed like the Biltmore Estate.
